"Should I sell my home in 2026?" is one of the most-searched real estate questions right now, right alongside "is it a good time to buy." If you own a home in East Windsor and you're asking yourself that question, here's what the actual data says, and what you'd really walk away with after the costs of selling.
THE EAST WINDSOR MARKET RIGHT NOW
Zillow's automated estimate puts the median home value in East Windsor at $328,000, up 3.9% over the past year, with a median list price of $400,000. That's a wide gap between list price and estimated value, which in a small market like East Windsor (only 26 to 47 active listings town-wide) often means a handful of sellers are testing higher prices rather than a true shift in what homes are worth. Small sample sizes move these numbers more than they would in a bigger city, worth keeping in mind.
What actually happened at the closing table tells a clearer story. In August 2026, 39 homes sold in East Windsor compared to 31 the same month the year before, a 26% jump in sales volume. Homes are also moving faster: the median time on market dropped from 89 days to 66 days year over year. That's real market heat, rising volume and shrinking time-to-sale, not an online estimate.
WHAT IT ACTUALLY COSTS TO SELL A HOME IN CONNECTICUT
Here's the real breakdown, using $300,000 as an illustrative example (close to East Windsor's actual median sale price), not a valuation of any specific home.
Commission has always been negotiable between you and your agent, it's never been fixed by law. What changed with the 2024 NAR settlement is the mechanics: buyer-agent compensation is no longer published on the MLS, and buyers now sign a written agreement with their agent before touring homes, spelling out that agent's fee. Attorney fee. Connecticut requires a licensed attorney to handle every closing. Budget $750 to $1,500 for a standard flat-fee closing, more if billed hourly on a complex transaction.
Recording fees. Roughly $70 to $100 to record the deed with the town clerk.
Property tax proration. You'll see this on your closing statement too. It isn't an extra cost, it's settling property taxes you already owe up through your closing date, not new money out of pocket.
Add it up: on that $300,000 example, a seller is looking at roughly $4,500 to $5,250 in fixed, non-negotiable closing costs before mortgage payoff, plus whatever commission you negotiate with your agent, which is typically the largest single line item.
WHAT THIS MEANS FOR YOU
East Windsor is a small market, so town-wide medians can shift with just a handful of sales. Your home's actual value depends on its specific condition, lot, and what's closed on your street recently, not a town-wide number.
